Pre-Lease Warehouse Solutions – help owners and developers to lease speculative warehouse facilities by aligning commercial opportunities with market and tenant requirements. Our support includes tenant identification and engagement, facility positioning, understanding operational needs, owner–tenant coordination, leasing support, and tenant onboarding—helping move the project efficiently from pre-lease to operational readiness.

Built-to-Suit (BTS) Warehouse Solutions – We facilitate Built-to-Suit warehouse development process by connecting the tenant’s requirements with the design and development team. Key considerations include facility size and configuration, site and circulation planning, loading docks and bays, clear height, flooring and load capacity, racking and mezzanine considerations, MEP and utilities, fire & life safety, offices, and future expansion.

Asher facilitates Built-to-Suit (BTS) warehouse opportunities through two development models:

Landowner-Led BTS– Landowners/clients with suitable parcels, looking for tenants interested in a purpose-built warehouse developed on their land.

Tenant-Led BTS – Tenants/clients have a preferred location but do not own the land; we identify and facilitate a suitable land parcel with landowners/developers who can acquire or develop the site and deliver a purpose-built facility tailored to the tenant’s specifications and requirements.
